Lighting and an eerie mid-century modern style took center stage at the Netflix Seward project with Gray Construction in Hollywood.

The small, 10,000 SF office was used by Netflix for the production of the popular American Horror Story series.

Netflix Seward was a challenging project, as each room was filled with antique and custom fixtures that required stringent attention to procure and install. The space included a half dozen unique conference/lounge areas, an open office in the basement, and executive offices on the second floor.

Standout features of this project included:

  • Custom soffit lighting
  • Six foot-wide halo pendant
  • A series of mirrored backlit chrome boxes
  • Custom mud-in ceiling fixtures

Our Tenant Improvement Team helped design and fabricate dozens of feet of floor-to-ceiling opaque glass panel lights in the first-floor lobby area using LED tape lights, and worked closely with framers to build LED-backlit drywall features throughout the first-floor kitchen and lounge areas.

Nearly all installed pendants and sconces are one-of-kind antiques that were originally made between 1920 and 1940. Working with a custom lighting shop to get all the fixtures UL listed and approved for installation, our Tenant Improvement Team worked closely with its lighting vendor to design a Wattstopper controls system that is both Title 24 compliant, and allows antique fixtures to dim using modern controls.

The end result speaks for itself. The office space oozes character and matches the tone of the show. Each office, hallway and lounge area has its own feel and character. This project was truly one-of-a-kind, and an excellent challenge and showcase for Team ALBD’s craftsmanship, attention to detail, and ability to solve problems on the fly in order to meet a tight schedule.
